Commercial Roof Repair

Most roofs leak in the same six places. Start there.

For owners, facility managers and property managers of warehouses, stores, offices, schools and apartment buildings. See where your roof is most likely failing and what fixing it usually costs, then have a commercial roofer near you inspect it.

Find a commercial roofer

We connect you with a commercial roofer who covers your building, and name them to you before passing anything on.

Water coming in? The first hour.

Tick them off as you go. Everything here happens inside the building.

Do not send staff onto the roof. Unprotected edges and skylights are a fall hazard, and wet membrane is slippery. Leave the roof to a crew with fall protection.

Three outcomes, decided by what is under the membrane

The deciding fact is usually whether the insulation is wet. Cores or an infrared scan settle it. Read the full guide.

Commercial roof repair prices

National ranges, installed. Repairs are mostly labor, at about $45 to $80 an hour, so access, height and how far the roofer travels move the price as much as materials.

The rules that shape a roof repair

IBC Chapter 15

The International Building Code sets the reroofing rules most cities and counties adopt. A new covering cannot go over a roof that is water-soaked or deteriorated, or where two or more coverings are already in place; then the old roof comes off. Most jurisdictions want a permit for reroofing.

OSHA 1926.501

Construction work on a low-slope roof with an unprotected edge 6 feet or more above a lower level needs fall protection under OSHA 1926.501(b)(10): guardrails, safety nets, personal fall arrest, or the warning line and safety monitor combinations the rule allows. Skylights are holes, and need covers or guardrails too.

NRCA

The National Roofing Contractors Association recommends inspecting roofs at least twice a year, preferably in spring and fall, and after severe weather, and advises that people without roofing experience and equipment stay off them.

FEMA

After hurricanes, FEMA recovery advisories found that roof edges, corners and poorly attached rooftop units are where wind damage starts. In high-wind regions, check edge metal and equipment straps when the roof is repaired.

DOE

The Department of Energy explains how a reflective "cool" roof cuts cooling loads, most usefully in hot, sunny climates, which matters when you choose a coating or a new membrane.

Questions people ask

How much does commercial roof repair cost?

Most repair visits on a low-slope commercial roof cost $300 to $1,100, averaging about $700. By area, repairs run about $2 to $10 per sq ft of damaged roof. Big leaks with wet insulation can pass $4,000. The repair cost estimator narrows it down.

What is the most common cause of commercial roof leaks?

Flashings: the places where the membrane turns up at curbs, walls, skylights and pipes. After that, open seams, blocked drains and punctures from foot traffic.

How long does a commercial roof last?

Roughly 15 to 30 years for built-up roofs, 20 to 30 years for TPO and PVC, up to 30 years for EPDM, about 20 years for modified bitumen and 40 years and more for metal, depending on installation and maintenance.

Should I repair or replace my commercial roof?

Repair when damage is local and the insulation is dry. Replace when wet insulation is widespread, the deck is failing, or there are already two roof coverings. Read repair or replace for the details.

Does commercial property insurance cover roof repair?

Sudden damage from storms, wind and hail is often covered; wear, age and poor maintenance usually are not. Photograph the damage and report it promptly.

Who pays for roof repairs in a commercial lease?

The lease decides it. Under many triple net leases the tenant pays; in other leases the landlord keeps the roof and structure. Read the repair clause first.
